How to pass the Air Tightness Test

  • Attention to detail, particularly when sealing penetrations and gaps, is essential.
  • Systematically sealing of penetrations & holes that will be out of site is a key factor in achieving a good level of air tightness.
  • It's typically the ‘fiddley’ areas that let down many sites -e.g. behind the kitchen units, sanitary ware in the bathrooms and behind the boiler.
  • Ensure your SAPS assessor sets a target that is in line with your Building Design.

The Process

  • We need the basic details of your project together with the approximate test date e.g. 3 flats over 3 floor in SE15 ready now
  • Either call our admin office 0208 0921 225, email info@wms.ltd or use the Contact Us Form
  • You will be allocated a dedicated account manager for the duration of the project.
  • We usually provide the quote that working day
  • The Checklist helps you to ensure the site is ready for testing & that the testing conditions are compliant with the Regs.
  • If not already provided, please email: Scale floor plans Your DAP target (Design Air Permeability), which is available on your SAPs report.
  • On the test day, the test engineer will provide an immediate result.
  • The test certificate/s are guaranteed to be provided the next working day, or on the day of testing if agreed in advance.
  • Send the certificate/s to Building Control as part of the required Completion Documentation and to your energy assessor to complete the As Built SAPs, SBEM and EPCs.

What happens if the testing does not achieve required target?

Many issues can be fixed there and then – you will need mastic and expanding foam to hand to follow our engineer advice. The test can then re-rerun.

In situations where the remedial treatment is not a ‘quick fix’, we will advise on leakage areas identified during the testing, and following remedial treatment, the retest visit will be organised via your account manager.
